cons:
- there were a number of major problems in the finished build, some of which were not, or poorly rectified.
- we felt the finish was rushed and not to the standard expected and took a considerable effort/cost to finalise
- the owner did not act professionally throughout the job including shouting and aggression towards us if questioning their advice, or additional invoices, including their threats to walk off the job
- the contractor did not cover the exposed roof in tarpaulin and rains flooded the property on two occasions. All ceilings in the upstairs had to be repainted/repaired, however, they did pay for this.
- we received a court summons 6-months after the job ended requesting additional payments. After we produced the final signed and dated receipt (which we had to insist on), this was later dropped
- Ceda is a one-man organisation who pulls in contractors / hired labour on jobs, so there was a continual rotation of staff

The following is general good advice, however paramount if dealing with this contractor:
- ensure full designs/drawings/architecture in place prior to quotation
- get a fully itemised quote for everything, including the material, sizes, placement, etc
- don’t be pressurised to accept changes to what you've agreed or the contractor's ‘recommendations’. Seek secondary advice if in doubt.
- get a signed and dated receipt for every payment, including cash payments
- agree payment amounts and dates upfront. Do not get in a situation where you have paid for more than the materials and work undertaken
- Do not under any circumstanced make the final payment without a final signed/dated receipt concluding the contract. This should be done when all snags are resolved, scaffolding is down and roof inspected, building certificate presented. I'd withhold a reasonable payment until this time.
